The direct answer
Payment in services can still be rental income at fair market value. Record the agreed rent and the value of the work separately. The treatment of the repair cost then depends on the normal expense rules; you should not assume the two entries cancel without review. Barter arrangements need documentation just as cash transactions do.
Document the exchange in writing
If a tenant repairs something or provides services instead of paying cash, keep a record of the agreement and agreed values. Identify the rent period and the work performed. A non-cash arrangement should not vanish from the rental records merely because no bank transaction occurred. The income side and cost side need to be considered separately.
Classify the work before deducting it
A service exchanged for rent may relate to a repair, an improvement or another type of cost. Those categories can have different tax treatment. Keep invoices, material details and a description of the result. Do not automatically offset the entire value against rent and assume the return is unchanged; the underlying nature of the work still matters.
What to gather before the review
- Agreement identifying the exchange and values
- Work description, dates and supporting invoices
- Rent ledger showing how the obligation was settled
Does barter avoid rental-income reporting?
No. The absence of a cash payment does not by itself remove the transaction from the tax review. Record the exchange and have both the income and expense treatment assessed.
Your next step
Keep the written arrangement and an itemized description and valuation of the work performed.
