Can I deduct rental repairs, renovations and mortgage payments?
A rental cash shortfall is not always a tax loss. Understand repair versus capital costs, mortgage principal, personal use and the records your preparer needs.

A rental expense is not automatically deductible in full because you paid it during the year. Repairs, capital improvements, loan principal and personal costs have different tax treatment. Start by classifying each payment before comparing expenses with rental income.
Separate ordinary repairs from capital improvements
A cost that maintains or restores a property may be a current expense. A cost that improves it beyond its original condition or provides a lasting benefit may be capital. A separate asset, such as a new refrigerator, also needs different treatment from a routine repair. Cost alone does not decide the answer. CRA — Current or capital rental expenses
Timing and context matter. Work needed to put a newly acquired older property into a rentable condition can be capital even when similar work on an established rental would be maintenance. Retain the invoice’s description of the actual work rather than classifying everything under “repairs.” CRA — Current or capital rental expenses
A mortgage payment contains different components
You cannot deduct repayments of mortgage principal as a rental expense. Keep an annual lender statement separating principal and interest. A large monthly payment can reduce cash flow without producing an equally large tax deduction. CRA — Rental expenses you cannot deduct
Interest may qualify when the borrowed money was used for the rental income-earning purpose. Refinancing a rental property to fund personal spending does not automatically make the additional interest deductible simply because the rental secures the loan. Trace how the borrowed funds were used. CRA — Rental expenses you can deduct
Remove personal costs and your own unpaid labour
If you use part of the property personally, allocate the costs on a reasonable basis and keep that explanation. You cannot claim a deduction for the value of your own labour. Purchased materials and amounts paid to tradespeople need their own records and classification. CRA — Rental expenses you cannot deduct CRA — Rental expenses you can deduct
For each substantial project, keep the invoice, proof of payment, description of the condition before the work and any breakdown between separate tasks. Those details can explain why parts of one project should not all receive the same treatment.
A cash loss and a tax loss are different
A genuine income-earning rental can produce a deductible rental loss, but not every cash shortfall qualifies. Mortgage principal and capital purchases may explain a negative bank balance without creating the same loss for tax purposes. Capital cost allowance cannot be used to create or increase a rental loss. CRA — Rental Income guide
Renting to family below market value or sharing household costs can also change the analysis. CRA does not allow a rental loss merely because an arrangement with someone you know charges less than market rent. Short-term rentals require additional review, including restrictions on deductions for non-compliant operations. CRA — Rental Income guide
Prepare a property-by-property file
- Rent received and outstanding amounts, with tenant and occupancy dates.
- Mortgage statements and records of how refinanced funds were used.
- Separate totals for routine expenses, major projects and new assets.
- Ownership percentages and personal-use periods.
- Prior-year T776 schedules and capital cost allowance records.
- Any changes to rental use, permits or short-term rental status.
Common questions
Is every large renovation capital?
The amount is not the only test. Identify what the work did, whether it restored or improved the property, and the project’s context. CRA — Current or capital rental expenses
Should I deduct capital cost allowance whenever it is available?
Ask about its longer-term consequences, including the position on a later sale. The largest current-year deduction is not the only consideration.
