The direct answer
Income still has to be reported, but federal rules deny the non-compliant portion of expenses for affected short-term rentals after 2023. Compliance includes whether the location permits the activity and whether required provincial or municipal registrations, licences and permits are satisfied. The income-tax definition uses periods of less than 90 consecutive days; other tax or local definitions can differ.
Check local requirements alongside the tax file
Keep the relevant licence, registration and other local compliance information for each property. Federal tax treatment can be affected by non-compliance with applicable short-term-rental requirements. A platform allowing a listing to operate is not proof that the property meets those requirements. Record the dates of any lapse, suspension or later approval so the review can consider the correct period.
Keep the income and cost review separate
A restriction on deductions does not mean the related income can simply be omitted. Maintain the full booking history, gross receipts and expense records. Identify the period and property to which each cost relates. If the rules are unclear for your situation, resolve the compliance facts before assuming all operating expenses remain deductible.
What to gather before the review
- Licences and registration history
- Property-level bookings, income and expenses
- Dates and details of any compliance interruption
Does paying tax through a booking platform prove I am compliant?
No. Platform tax collection and local operating requirements are different matters. Retain the documents establishing the property's status and review the income-tax consequences separately.
Your next step
Keep licence records and a dated compliance and booking calendar for each unit.
