The direct answer

Travel must relate to qualifying rental activities, and motor-vehicle rules depend on the situation. CRA’s conditions can differ for an owner with one property and someone managing several properties. A personal visit is not deductible merely because it includes a quick inspection. Vehicle purchase costs are also different from travel expenses.

Explain what each trip accomplished

Keep a log identifying the rental property, purpose, date and distance. Travel to collect rent, arrange repairs or manage several properties can involve different considerations. A property address alone does not explain why a trip is eligible. Give the preparer the number of rentals, your management activities and any personal purpose connected with the journey.

Do not assume every visit is deductible

A trip may combine property work with a holiday or family visit. Keep those elements separate and retain the supporting expenses. If a property manager performed the work, explain why your travel was also needed. The rental travel rules have conditions, so a general business-mileage approach should not be applied automatically to every landlord trip.

What to gather before the review

  • Property-specific travel log
  • Receipts and description of work performed
  • Details of personal elements and property-management arrangements

Can I claim a holiday because I inspected my rental during it?

An inspection does not automatically make the entire trip deductible. Explain the purposes and costs so the eligible portion, if any, can be assessed under the applicable rules.

Your next step

Record each trip’s purpose, distance, property and work performed, and identify any personal portion.
