The direct answer
Generally, each owner reports their share based on ownership; you cannot simply put everything on the lower-income person’s return. CRA expects the reported percentage to remain consistent unless ownership changes. Transfers between spouses and the source of purchase funds can introduce further issues. The name receiving the rent is not the only fact that matters.
Establish ownership before allocating profit
Give the preparer the ownership documents and explain how the property was acquired and funded. A shared bank account or one owner's handling of tenants does not automatically establish the tax allocation. If ownership changed, provide the date and supporting records. The rental schedule should reflect the relevant legal and tax facts rather than a convenient split chosen after profit is known.
Reconcile the whole property first
Prepare one complete rental statement before dividing the results between owners. Keep personal payments, owner contributions and reimbursements identifiable. If each owner has a different preparer, agree on the underlying records so the same property is not reported using conflicting totals. Related-party funding can require additional review, so disclose it instead of relying only on title percentages.
What to gather before the review
- Purchase and ownership documents
- Whole-property income and expense statement
- Funding, ownership-change and related-party details
Can we assign more rental income to the lower-income spouse?
Do not assume that is available. Ownership, funding and applicable attribution rules must be reviewed. A tax-efficient preference does not by itself establish the correct allocation.
Your next step
Bring ownership documents, the purchase funding history and any co-ownership agreement.
