A non-resident sale of taxable Canadian property can require prompt notification to CRA and a certificate-of-compliance process. Begin the review before closing; leaving it until the annual tax return can create delays, withholding, and penalties.

Identify the correct form and deadline

CRA generally requires notification of an actual disposition within ten days, unless an applicable exception removes the requirement. Proposed dispositions can be reported earlier. T2062 and T2062A cover different property categories, and some sales require more than one calculation.

The certificate process and the final income-tax return are not the same task. Amounts paid or secured to obtain a certificate are considered alongside the final reporting, rather than assumed to be the exact final tax.

Coordinate before closing

For example, a rental-property sale may involve land, a depreciable building, and earlier CCA claims. Provide the records early enough for the lawyer and tax preparer to identify the required forms and funds to be retained.

Gather the sale package

  • Purchase and sale agreements and closing dates.
  • Original cost, improvements, and selling expenses.
  • Residency history and ownership percentages.
  • Rental schedules, CCA history, and taxpayer identification.

Ask who will submit the notification, track the certificate, and prepare the later returns. Keep submission proof and all CRA correspondence. Do not assume the purchaser's withholding or the lawyer's closing work automatically satisfies every seller reporting obligation. If closing has already occurred, identify the date immediately and review the outstanding steps without further delay.
