A loss on a cottage held for personal use is generally not deductible. Personal-use property has different loss rules from investments held to earn income. A disappointing sale price does not automatically create a capital loss available against your stock-market gains.

Establish the property's actual use

CRA generally denies losses on personal-use property, including a personal residence. A gain can still be relevant, and the principal-residence exemption may need review if the property qualifies. The rules are therefore not symmetrical: taxable gains and deductible losses do not always follow each other.

If the cottage also had genuine rental or business use, identify the periods and extent of that use. Do not reclassify a personal property as an investment only because it sold at a loss.

Keep a complete calculation anyway

For example, purchase cost, qualifying improvements, and selling costs may establish that a property declined in value. Retain the calculation and use history even if the loss is denied. This supports the reporting conclusion and distinguishes the sale from other transactions.

Prepare the property records

  • Purchase and sale closing documents.
  • Improvement invoices and selling expenses.
  • Personal-use and rental history.
  • Earlier principal-residence designations or change-of-use records.

Ask your preparer to confirm whether any part of the property had a different tax character. Avoid treating mortgage balances or maintenance spending as substitutes for the proper tax-cost calculation. If the result is a gain rather than a loss, review available designation years together with the family's other home.
