For years after 1981, the principal-residence rules generally allow only one designated property per family unit for a particular year. Owning the home in one spouse's name and the cottage in the other's does not automatically create two exemptions.

Compare the properties together

A qualifying cottage can potentially be a principal residence, but the family must consider which years to designate to each property. Eligibility, ordinary habitation, ownership periods, and the family-unit rules all matter.

The choice should not be based only on which property is sold first or has the larger total gain. The ownership periods and gain attributable to each designation year need to be modelled together. Earlier designations can constrain a later sale.

Build a shared ownership timeline

For example, a couple has owned a city home for many years and bought a cottage more recently. Before designating all available years to the cottage sale, review the effect on the eventual home sale. A decision that looks attractive in isolation may shift tax elsewhere.

Gather records for both properties

  • Acquisition dates, costs, and ownership changes.
  • Capital improvements and expected or actual sale values.
  • Years of use and any rental periods.
  • Prior principal-residence designations by either spouse.

Ask the preparer for a comparison of reasonable designation choices and retain the calculation. Separation, death, changes in residency, or historic ownership can complicate the family-unit analysis. Do not discard records for the property you keep; they may be essential when it is sold years later.
