If you want an eligible FHSA contribution to be available as a deduction for 2026, the contribution must be made by December 31, 2026. The RRSP first-60-days convention does not apply to FHSA contributions. Before sending money, confirm that you qualify and have enough participation room. CRA — Tax deductions for FHSA contributions

Check eligibility before opening the account

An FHSA is for qualifying individuals under CRA’s age, Canadian residency and first-time-home-buyer rules. The home-ownership test for opening an account also considers a home owned by your spouse or common-law partner that you lived in. Never having your name on a house title is not the only test. Tell your tax preparer if you opened your first FHSA, even without making a contribution. Schedule 15 reports that opening and the relevant activity. CRA — Opening an FHSA

Verify the room across all your FHSAs

The first-year participation room is $8,000. Room starts when you open your first FHSA; it does not build up for years before you open one. Up to $8,000 of eligible unused participation room can carry forward, subject to the rules. The ordinary lifetime contribution-and-transfer limit is $40,000. These limits apply across your accounts together. CRA — FHSA participation room

Reconcile the CRA statement with this year’s bank records before contributing. Include direct RRSP transfers as well as cash contributions. Opening a second FHSA at another bank does not create a second annual allowance. CRA — FHSA participation room

A deduction and a refund are different amounts

An eligible contribution can reduce income used to calculate tax. Contributing $8,000 does not mean receiving an $8,000 refund. The result depends on your income and overall return. You may be able to deduct an eligible contribution in the contribution year or a future year; the contribution deadline and your choice of deduction year are separate decisions. For a practical year-end discussion, bring your expected employment or business income, prior assessment, contribution receipts and any planned home purchase. Review affordability alongside the tax result rather than choosing an amount only because it is the maximum.

An RRSP transfer does not create another deduction

A qualifying direct RRSP-to-FHSA transfer uses FHSA participation room but is not deductible as an FHSA contribution, and does not restore RRSP room. Withdrawing money from an RRSP yourself and then depositing it into an FHSA is a different transaction, with potential taxable RRSP income. Arrange an intended direct transfer through the financial institution. CRA — Transfers into an FHSA

Keep the home purchase rules separate

You may use an eligible Home Buyers’ Plan withdrawal and a qualifying FHSA withdrawal for the same home if each program’s conditions are met. The two accounts have different rules, so do not assume a withdrawal is tax-free merely because it goes toward a down payment. CRA — Home Buyers’ Plan

Common questions

Can I contribute in January 2027 and deduct it for 2026?

No. An FHSA contribution in January 2027 is not a 2026 contribution. Ask the institution about processing cutoffs before the end of December. CRA — Tax deductions for FHSA contributions

What should I check if I already withdrew to buy a home?

Flag the date of the first qualifying withdrawal. Contributions after that withdrawal cannot be deducted in any year. CRA — Tax deductions for FHSA contributions
